Welcome To Sun City and the Mingol Condo Association!

The Mingol Condo Association (hereinafter) called “Association” would like to welcome you to the area, and thank you for choosing to become a part of our neighborhood.  If you are not familiar with our homeowners association, we would like to take a moment to welcome you and give you a brief overview of the Association and its organization.

The Association was established, certified and documented with the County Recorder of Maricopa County, Arizona in October of 1973; and is now governed by the Amended and Restated Declaration of Restrictions, Establishment of Board of Directors and Lien Rights certified and documented with the County Recorder of Maricopa County, Arizona on April 27, 2017. The purpose of the association is to help maintain and preserve the value of the amenities within Ming and Olive Courts, while maintaining a safe and pleasurable place to live.

This Board consists of a president, vice president, secretary and treasurer and a member at large. In April 1998 the Association enter into an agreement with Colby Management, Inc. (hereto after called “Agent”) to provide accounting and management services.  The Agent is responsible for overseeing vendors performing services on HOA common areas, for collections of assessments and payment of invoices for the HOA, etc. The Agent is responsible for carrying out its responsibilities per our agreement subject to the direction of the Board within the guidelines of the Declaration of Restrictions and Bylaws of the Association.

It is also a function of the board to administer and maintain compliance with the established covenants and bylaws and rules and regulations of the Association.  The Board does not have the authority to revise the established covenants in any manner other than by the process defined in the association bylaws.  

To help maintain the quality of the neighbourhood while maintaining a safe and pleasurable place to live the convents, bylaws, rules and regulations govern the Association.  To help summarize the convent's paragraph’s 1 through 26, the Rules, Regulations and Architectural guidelines will assist you in your future planning.  This document will address the most common issues.  Authorized construction and changes to the existing residence is subject to final approval by the Board.  (See Governing Documents tab on the Mingol website: https://www.mingolcondoassociation.com/ ).
