cracks and extending up the foundation to the exterior wall panels.



ATTENTION MINGOL HOMEOWNERS - Roof Inspection & Responsibility
🏠 The Board would like to remind all homeowners that, according to your governing documents, the roofs of individual units are the sole responsibility of each homeowner. Failure to properly maintain your roof, which results in damage to HOA common areas, exterior walls, soffits, or fascia, will also be the financial responsibility of the homeowner. Owners are advised the Board is authorized to enter upon all roofs, when necessary, to fulfill its responsibilities for maintaining the property.
We strongly encourage all owners to have their roofs inspected regularly. If maintenance is needed, please obtain multiple bids and verify the credentials and references of each contractor. Be sure to select a licensed, bonded, and insured roofing professional.
Avoid scams: Please be vigilant and thoroughly research any company before signing a repair agreement.

General Gardening Schedule
Manny's Lawn Service provides grounds keeping service each Monday for the Associations common areas. Most broken sprinkler issues will be addressed on Monday, unless it is an emergency. If it is an emergency please contact Colby Management @ 623-977-3860 and ask for the Mingol Community Manager.
Winter Watering Schedule (January through April)
Olive Court: Tuesday, Thursday and Saturday each station runs for 10 minutes starting at 8 a.m.
Ming Court: Tuesday, Thursday, Saturday each station runs for 10 minutes starting at 8 a.m. Ming’s trees inside courtyard get an extra watering cycle at 7pm
Summer Watering Schedule (May through December)
Olive Court: Tuesday, Wednesday, Friday and Sunday each station for 10 minutes starting at 8am.

MAINTENANCE AND EMERGENCIES
All maintenance requests or concerns should be directed to Colby Management,Inc. . If you have an emergency and it is after hours for Colby please phone 623-977-3860 and follow the prompts to be connected with the manager on call.
PEST CONTROL 2026 SCHEDULE

Arrow Exterminators services the Mingol Association on the first Thursday of the month. Upcoming dates for 2026 are Feb 5, April 2, June 4, August 6, October 1 and December 3. This service is provided between 7:30 a.m. and 9:00 a.m. and provides spraying the interior of your garage and patio area. If you wish to have your home interior sprayed on that day, just leave a visible note on your door saying, “Spray Inside” its $5 payable by “check or card” to the Technician. Be patient - Technician will be back when all exterior units have been sprayed.
Rodents (aka Roof Rats)
Despite having long used rodent bait stations, roof rats remain a persistent nuisance in our area. Mingol continues to work with Arrow Exterminators as part of our rodent control program. You may have noticed the 14 small black bait boxes installed in common areas—these are part of our ongoing efforts to manage the problem.
In addition, the Board purchased 8 more bait stations, which are placed on rooftops as a preventive measure. These are maintained and monitored by our dedicated volunteer Board Members, Don Smith and Rod Hood. Owners are advised the Board is authorized to enter upon all roofs, when necessary, to fulfill its responsibilities for maintaining the property.
Because rodent control requires a community effort, it’s VERY IMPORTANT that all residents do their part to avoid attracting them back once they've been removed.
