Think you may have termites..start with a self Inspection of your property!

If you wish to do an inspection yourself, the termite activity will look like the
photo below with small mud tunnels coming from the ground or from concrete
cracks and extending up the foundation to the exterior wall panels.

Here are the **Top 5 Warning Signs** to look out for:
1️⃣ Mud tubes along your walls
2️⃣ Wood that sounds hollow
3️⃣ Swarmers (flying termites) near lights or windows
4️⃣ Tiny wood-colored droppings (aka frass)
5️⃣ Stiff doors or windows that no longer close right
👉 If you’ve spotted **even one**, your home could be under attack.

ATTENTION MINGOL HOMEOWNERS - Roof Inspection & Responsibility

🏠 The Board would like to remind all homeowners that, according to your governing documents, the roofs of individual units are the sole responsibility of each homeowner. Failure to properly maintain your roof, which results in damage to HOA common areas, exterior walls, soffits, or fascia, will also be the financial responsibility of the homeowner. Owners are advised the Board is authorized to enter upon all roofs, when necessary, to fulfill its responsibilities for maintaining the property.

We strongly encourage all owners to have their roofs inspected regularly. If maintenance is needed, please obtain multiple bids and verify the credentials and references of each contractor. Be sure to select a licensed, bonded, and insured roofing professional.

Avoid scams: Please be vigilant and thoroughly research any company before signing a repair agreement.

When hiring a roofer for maintenance, please note the following:

  • Owners are responsible for ensuring that any new protective coating does not drip or run onto the fascia (where the roof meets the fascia).
  • Homeowners should instruct the roofer to maintain a clean line between the roof and the fascia.
  • Mingol will provide paint for touch-ups if necessary. Please contact any Board member for assistance.

These measures help maintain the construction standards and visual consistency of our community. Thank you for your attention and cooperation.

PEST CONTROL 2026 SCHEDULE

Arrow Exterminators services the Mingol Association on the first Thursday of the month. Upcoming dates for 2026 are Feb 5, April 2, June 4, August 6,  October 1 and December 3.  This service is provided between 7:30 a.m. and 9:00 a.m. and provides spraying the interior of your garage and patio area.  If you wish to have your home interior sprayed on that day, just leave a visible note on your door saying, “Spray Inside” its $5 payable by “check or card” to the Technician. Be patient - Technician will be back when all exterior units have been sprayed.

 Rodents (aka Roof Rats)

Despite having long used rodent bait stations, roof rats remain a persistent nuisance in our area. Mingol continues to work with Arrow Exterminators as part of our rodent control program. You may have noticed the 14 small black bait boxes installed in common areas—these are part of our ongoing efforts to manage the problem.

In addition, the Board purchased 8 more bait stations, which are placed on rooftops as a preventive measure. These are maintained and monitored by our dedicated volunteer Board Members, Don Smith and Rod Hood. Owners are advised the Board is authorized to enter upon all roofs, when necessary, to fulfill its responsibilities for maintaining the property.

Because rodent control requires a community effort, it’s VERY IMPORTANT that all residents do their part to avoid attracting them back once they've been removed.

What You Can Do to Help Prevent Roof Rats:

  • Do not place food of any kind on the ground in common areas. Pet food in your courtyard should not be left outside overnight—it attracts rodents, coyotes, and other wildlife.
  • Remove fallen bird seed or food from the ground promptly.
  • Pick citrus as soon as it ripens and promptly remove any fallen fruit.
  • Eliminate standing water and repair leaky outdoor faucets.
  • Keep your yard and storage areas clean and free of debris.
  • Keep lids tightly on garbage cans..
