We hope you find our neighborhood a great place to live. As residents of Mingol HOA you are eligible to join our community website. You can access important information, interact with other residents, and get in touch with board members. Some pages may be password protected, so you'll want to register for an account to access these. To do so, click the 'Register' link in the top right of the website.


2025 Board Meetings - Board meetings are held on the second Tuesday of 
January through April and in November each year. Unless otherwise noted meetings are held at Colby Management Offices, 17220 N Boswell Blvd, Sun City, AZ.

  • January 14, 2025 @ 9 am 
  • February 11, 2025 @ 9 am
  • March 11, 2025 @ 9 am
  • April 8, 2025 @ 9 am
  • November 11, 2025 - Annual Membership Meeting @ 1 pm

 

GENERAL ITEMS:

  • Please check your garage lights and replace the bulbs as needed. Safety is a priority!
  • All homeowners are asked to ‘voluntarily’ keep their front porch lights on from dusk to dawn as a safety measure very similar to what is occurring in the alleys.
  • If you notice any courtyard lights not working please contact Colby Management so they can be quickly replaced. Again, Safety!
  • Having your roof inspected annually is each individual owner's responsibility. We strongly encourage you to have this done for preventative maintenance and the health of your roof.

 

Neighborhood Watch

Help keep our community safe."See Something, Say Something". If you see something that looks out of place or have a concern (and it's not an emergency), please call the MCSO non-emergency number at 602-876-1011.

  • Keep an eye out for both your property and your neighbor’s
  • Double check that your garage door and home doors are all locked
  • Lock your car whether stored inside your garage or in the parking lot
  • Leave no personal or valuable items in your car

General Gardening Schedule

Manny's Lawn Service provides grounds keeping service each Monday for the Associations common areas. Most broken sprinkler issues will be addressed on Thursday, unless it is an emergency. If it is an emergency please contact Bob Maxey @ 623-977-3860 x7737, Colby Management.

Winter Watering Schedule (January through April)

Olive Court: Tuesday, Thursday and Saturday each station runs for 10 minutes starting at 8 a.m.

Ming Court: Tuesday, Thursday, Saturday each station runs for 10 minutes starting at 8 a.m. Ming’s trees inside courtyard get an extra watering cycle at 7pm      

Summer Watering Schedule (May through December)

Olive Court:  Tuesday, Wednesday, Friday and Sunday each station for 10 minutes starting at 8am.

Ming Court: Tuesday, Wednesday, Friday and Sunday each station runs for 10 minutes starting at 8am.  Ming’s trees inside courtyard get an extra watering cycle at 7pm


MAINTENANCE AND EMERGENCIES
All maintenance requests or concerns should be directed to Bob Maxey at Colby Management,Inc. His number is 623-977-3860 x7737. If you have an emergency and it is after hours for Colby please phone 623-977-3860 and follow the prompts to be connected with the manager on call. 
 

PEST CONTROL 2025 SCHEDULE 
Arrow Exterminators services the Mingol Association on the first Thursday of the month. Upcoming dates for 2025 are Feb 6, April 3, June 5, August 7,  October 2 and December 4.  This service begins at approx. 8:00 a.m.(for February, April, October and  December) service begins at approx 6:30 a.m. for June and August) and provides spraying the interior of your garage and patio area.  If you wish to have your home interior sprayed on that day, just leave a visible note on your door saying, “Spray Inside” its $5 payable in cash to the Technician. Be patient - Technician will be back when all exterior units have been sprayed.


ATTENTION MINGOL HOMEOWNERS - Roof Inspection & Responsibility
The Board of Directors would like to remind everyone that according to your documents, the roofs of your units are the individual homeowner's responsibility. If you fail to maintain your roof properly and it causes damage to the HOA common area, exterior walls, soffit, fascia, that will also be the responsibility of the homeowner. The Board encourages all owners to have their roof inspected on a regular basis.


Rodents aka Roof Rats 
Although we have had rodent bait stations installed for sometime those pesky little nocturnal rascals are a constant problem in the area. The Board has decided to continue our program with Arrow Exterminators. The rodent bait stations (the 14 little black boxes) are installed in the common areas to prevent the issue from getting out of hand. Therefore, it is VERY IMPORTANT that we pay attention to the things that can attract the rodents and we all do what we can to help prevent them from returning once they have been eliminated. 

What you can do to prevent roof rats from moving in:

  • Keep lids on garbage cans.
  • Clean up debris in the yard and storage areas.
  • Don't leave pet food outside, especially at night.
  • Pick your citrus as soon as it is ripe & remove any fallen citrus from the ground.
  • Store wood at least 18 inches above the ground and 12 inches away from the walls.
  • Eliminate standing water and fix leaky faucets.
